This apartments’ neighborhood is safe and close to the EDH town center, BUT please be aware of my lessons before you signed the lease. I’ve also talked to other residents living here, they have similar experience as we encountered.

1 Since moving into my apartment, I've been dealing with unresolved issues, and the manager is never available to help. Please see the photos attached.

2. My AC malfunctioned and ran continuously for 10 days before I moved in. Even after providing 4 months of utility statements, they only partially reimbursed me, and it took 2 months to receive that payment. The manager clearly didn’t trust my claims.

3. Despite living there for only a year, the leasing office took my entire deposit for cleaning, carpet cleaning, and painting, even though there were no damages or stains on the walls. This is the first time I’ve been charged for painting.

4. additionally, when renewing your lease, there’s no option for a month-to-month rental. The minimum is 4 months, and if you terminate early, you’re charged a 2-month rent fee, whereas the standard is usually just 1 month.

I moved here in September. I really like it here, there are a lot of places to walk and the people are nice here. I feel like I’m in a healthier environment here.

Just recently moved in and already having RODENT PROBLEMS! yes you heard correctly I NEVER in any property that I have rented have had a problem this bad! Called the office immediately and they told me well we just had our pest control just come so you will have to WAIT till next Thursday to have someone come out! In the fees that I pay to live here you’re telling me I can’t get immediate pest control. Maintenance came and CONFIRMED there is a mouse or rat in my apartment. And found a hole behind the Dryer and put steel wool in the hole and Sticky mouse traps because that will fix it. Next morning there is fresh poop on my ice chest and on the ground. In the laundry room. PLEASE listen to the reviews if not listen to this one! I will attach pictures for proof. Oh and the RAT you see in the picture was just casually next to my apartment as I was walking my dog. DO NOT MOVE IN TO THESE!

I regret paying for the upgrade because it feels like a downgrade especially the rubber hose that they try to pass off as an upgraded shower head. It’s even worse than the non upgraded one literally like from the five dollar store 🙁

I recently renewed my lease at the Vineyards at Valley View for a third year. People call me crazy, but I enjoy apartment living, especially here.

So many years ago, when I moved from the East Coast to California, my first apartment was one of the kind that tout "Luxury Apartments." I am not throwing shade at them, but it is a far cry from the quality I have enjoyed living here as a tenant.

It starts at the top. The management and office folks are some of the most genuine and friendly people I have had the good fortune to interact with. Everyone remembers who their landlords were or real estate agents; it is not that hard to recall every person who played a part in the number one part of a human being's existence: shelter. I have no plans on going anywhere else; if the day comes or any of the office folks move on to other opportunities in life, I will look back at my interactions with them with fond memories.

The maintenance staff is top-notch. Anything and everything I have ever required was fixed fast and with great care. In all things, the quality of my apartment is the best place I have rented. The grounds are well maintained as well. You can always notice the team is continually improving things as well. When our mailboxes were broken into during COVID-19, they replaced them with near vault-like post office box quality.

Neighbors, this can be an issue wherever you live or own. The quality of that experience depends greatly on them rather than anything you or the management can do. Over a year ago, I had nasty issues with one neighbor. The office documented everything and did the best anyone could do against their aggressive nature. Eventually, they moved, and the complex has been the better for it. My other neighbors are great; we know and speak to each other when we encounter one another.

Lastly, I would like to thank the staff and my neighbors. My wife was diagnosed with a rare disease, Aplastic Anemia, and it nearly killed her. Over the past year, it has been a real trial. Fortunately, a bone marrow donor was found through the organization Be the Match, and she is well on the way to recovery. She spent a lot of time in the hospital. I was often alone or would need to go to the office for something minor, and not once, from anyone who worked there to any of the maintenance folks, did they not ask how my wife was doing; this wasn't that fake, I am just paying you lip service; it was an actual care for another human being whose life was in danger. I mean every time, everyone said your wife is in our prayers. It even stemmed to me, asking how I was holding up. Even after her return home, with her compromised immune system, the maintenance staff would put on masks, gloves, and boot covers any time they entered our apartment for work, careful not to spread anything that might infect her.

I am not sure if stuff like this gets read or if the owners of the complex ever see things like this, but it was a slight relief over a stressful year to know I had my home here; it was well taken care of, and there were people all around who cared.

The Vineyards is a great place to live.

friendly and nice. The office staff is so nice and professional and take the time to listen and help address issues. We love our view from our patio and love the pool,hot tub and the gym is great. Love how close to everything we are

Beware of Unethical Practices and Discriminatory Treatment at Vineyards Valley View
Initially, our experience with Vineyards Valley View seemed promising, largely due to Kelli's exceptional customer service. However, what followed was a disheartening saga of discrimination and unethical conduct that tainted our perception of this establishment.
Upon finding an apartment we liked and promptly submitting all required documentation, including necessary paperwork for our two ESA dogs, we were met with unexpected hurdles. Despite providing comprehensive documentation, including an ESA letter from my therapist and all relevant records, the management insisted on additional paperwork, delaying the process by seven days.
Throughout this ordeal, communication was solely over the phone, conveniently leaving no paper trail. This lack of transparency is concerning, as it allows for arbitrary decisions without accountability.
Furthermore, the demand for additional documentation, despite legal compliance, felt like an affront to our integrity and an unjust burden on my disability. The requirement to certify with Placer County, despite residing in Sacramento County, only added insult to injury, implying deceit on our part.Might I add, I have rented my whole life and have NEVER had issues with any house or apartment complex. including with my current dogs, a frenchie and a labradoodle.

Despite expressing discomfort with their treatment and opting not to proceed with the move, we were informed of punitive measures, penalizing us for their delays by deducting from our deposit—a move reeking of opportunism and exploitation.
Attempts to escalate the issue to management were futile, with promises of availability falling through, further highlighting their lack of accountability and disregard for customer concerns.
In conclusion, while Kelli's commendable customer service shines amidst the darkness, the unethical practices and discriminatory treatment exhibited by Vineyards Valley View are undeniable red flags. Proceed with caution, or better yet, explore alternative housing options to avoid subjecting yourself to such mistreatment and exploitation.
