I would not recommend Palm Lakes Estates to anyone looking for a fair and peaceful community. Management encourages neighbors to spy on and harass each other, creating a toxic living environment. Instead of fostering a welcoming atmosphere, they seem more interested in controlling who moves in based on personal biases rather than qualifications. I know of multiple well-qualified applicants who were denied for no legitimate reason other than office staff’s personal feelings about certain residents. This kind of behavior is unprofessional and unacceptable. If you’re looking for a community that values fairness and privacy, look elsewhere.

I have lived here for 20 years. It was a fun and affordable place until ELS bought us out from a coop. Would not suggest anyone buy in here now. Land rent is high and can’t use our own clubhouses for all the fun activities we used to have here

Living in Palm Lakes Estates has been an absolute nightmare. Peggy Evens spoke to me in such a demeaning and unprofessional manner that it became unbearable to stay in my own home. The management not only encourages neighbors to keep tabs on each other but also fosters an environment of harassment.

First thing the Neighbors are nice and the grounds are clean but need attention in some areas, I moved here in October to start work and wish I moved elsewhere. It is not a 55 and over I see a lot of young kids and young teen age here and still here not that I have an issue with that but don’t say it is an age restricted property if you are going to allow it. stop signs down and still down, the security arms always and still broke and on the ground security gates left open over night. The home was brand new with multiple issues, such as front door would not close or lock properly, this was are first night staying here. that afternoon contacted leasing agent she came to home and witnessed the door not lining up properly said she would get it taken care of but did not she drove away and left for the night and did nothing. multiple lights in kitchen not working, bad kitchen faucet, leaking car port, no front porch light, no front driveway light, no light bulbs installed in carport, leaking back flow for sprinkler system, wiring in kitchen was wrong light switches wired wrong, shower frame leaking between shower pan and frame, water meter box to protect water meter busted up, hallway bathtub barely drained, the cable was never ran to the house, dishwasher rack filled with mildew. Overspray all over the floor and door handles and kitchen sink and I’m sure I have missed an item or two. So after multiple phone calls and emails to try and resolve all these matters, only a couple of items are done. I will not say the complete staff is very unprofessional but the ones who should have and are supposed to step up and take care of the issues have dropped the ball completely, I was even told that my complaints were exaggerated and do not know how that is possible when I have actual documentation/pictures proof of all issues even electricians were out and took notice. One maintenance tech has witnessed it and even had the home manufacturer tech here in regards to lights that I still do not have fixed. But the buck just keeps getting passed and I get nothing resolved. So beware.

Worst community ever !
There gate bar fell on my car causing extensive damage 2,100 !
My sister had her car stolen out of this so called gated community. It is not 55 plus as they say several homes have under age living in there community.
Places have been broken into
The security is poor .
The new homes make it look great however use caution looks can be deceiving

Why would people buy these homes and then pay such large rental fees when you can pay lower HOA fees. Furthermore, no tax advantage to owning these homes.

Go up
