What a wonderful Burke Beach house, very clean, cozy and comfortable, fall in love at first sight. Completely remodeled as it mentioned (appliances, plumbing, furniture, furnishings, etc). The kitchen is completed with everything you need to cook. Big patios at the front and back yards. A lot of beach essentials, umbrellas, cart, several boards and laps for swimming, even stuff for infants (which came in very handy for our 10 month old son). Overall the house is well equipped therefore other than clothes and personal care products you won't need anything for a comfortable family vacation. It takes about a minute to get to the beach btw😉
If you have a snorkel mask you'll probably meet different kinds of fish, crabs and even rays near the beach. Once we've even managed to watch dolphins jumping out of water😍
Driving a golf cart to a supermarket or nearby is a pretty fun experience.
Also within 20 min you're able to drive to a few very picturesque towns (Alys beach, Rosemary beach, Seaside beach) that look like little Europe. We got amazing photos from there!
Big thanks to the staff - they always were helpful and in touch while we got some questions or concerns.
That was an amazing and unforgettable week and we've already got plans to come back next summer!

Extremely Disappointing Experience at Pinnacle Port 319

I recently stayed at Pinnacle Port 319 and it was a nightmare from the moment we arrived. The place had a strong smell of mold, and upon inspection, we found mold on the ceiling of the main bedroom on the second floor. The entire first floor also reeked of mold, which was alarming.

The bathrooms were equally problematic. The main bathroom had a persistent odor of urine, and the guest bathroom barely flushed. We reported these issues to the host, who sent a cleaning crew later that day. I spoke directly with Maria, the cleaning representative, who confirmed that mold was present throughout the property. She dismissed our concerns, claiming it was "normal" for Florida, which is simply untrue; we’ve traveled extensively in Florida and have never encountered such conditions.

The listing advertised a renovated space, but this was far from the truth. It’s clear that significant issues need addressing, including the mold, plumbing problems, old and dirty place. We ended up booking another place to avoid health risks and, unsurprisingly, received no refund.

I strongly advise against booking this property unless you want to risk your health and lose your money. Extremely disappointed with this experience.

Best experience ever, we had a reservation that was cancelled a few hours before our flight, and found ourselves ( a groups of 16 people including kids) with no place left to stay. At the last minute, this company helped us to book the best house on the beach, that was just finished up and we were the first guests to stay in. Fast communication and easy reservation, everything was beyond perfect, hands down.

We love coming to this property and Panama City Beach. We stayed at Villa by the Sea for a wonderful week in February. The weather was a bit chilly but we still enjoyed the sun and the beach. This property management company and this property are exceptional. We loved the only 120 steps to the beach access and the availability and proximity of restaurants and grocery stores. This company was very attentive to our needs from the beginning of the booking process to the last day of our stay. Highly recommend them and we will definitely return.

Villa by the Sea was amazing & this has been our 4th time in this unit & it is so accommodating. My siblings & I rent it which is usually 6 of us. We love the location, beach is within walking distance even with small children & within walking to a donut shop! Will definitely rent again.

Our group of 11 (6 adults, 5 kids) stayed in Mermaid Manor and could not have been more pleased. We've been coming to 30A for 15+ years and everyone agreed that this was our favorite home yet! The kids bunk area, complete with ping pong and a kitchenette, was perfect! The heated pool allowed us to swim every day, and the home was so comfortable and inviting. Live the Gulf Coast was incredibly attentive and accomodating. We had a small issue with a bike chain breaking before we arrived. They responded promptly, and followed up to ensure the bike rental company had gotten a replacement to us. Hands down the best rental company we've used yet! We will definitely be using them again!

Off the Beaten Path is a lovely spacious home. It has lots of natural light and the bedroom/sleeping layout is very accommodating for large families or groups. The bikes and golf cart make getting to the local shops and restaurants enjoyable. The kitchen is well equipped with pots/pans/utensils. Only thing we seemed to lack was mixing bowls. Appliances are new and very nice. We had a couple minor hiccups during our stay but the customer service and owners were very helpful and prompt to make things right. We will definitely look to return.

We stayed at "Off the Beaten Path" for one week in October 2022. Do NOT waste your money on this house if you are looking for an upscale beach house. We were so disappointed and it truly ruined our vacation. It started with being unable to even get into the house due to terrible instructions. You can not talk to a local person. All of the communication is through call centers in another country....very frustrating. I am an Airbnb owner and would be mortified if my management company took care of one of my houses in this manner. The furniture was extremely old, outdated, the outdoor furniture was so gross we could not even sit on it. There was no toilet paper when we arrived in some of the bathrooms. We had to move the couch to get something that fell and it was disgusting under there!! There was no nice artwork or decorations all was very old and barely any to speak of. We had no electrical outlets that worked on 3rd floor...complained and no one ever came out to check. We had multiple cockroaches in the master shower. Kitchen was sparsely stocked was very hard to cook a meal with what was provided. No beach towels provided. The beach that is "walking distance' has a huge lake ruining through it so you cant even get to the shore. Unless you want to wade in waist deep brown water to get to the beach. I will never rent from Live the Gulf Coast Vacations again if this is how they manage and treat their properties!!
