Terrible experience—Do not move here.

We have had numerous issues in the short time we’ve lived here since May, and management has been nothing but unhelpful.
• Leaks & Water Damage: Within the first week of moving in, there were leaks in our laundry room. A couple of weeks later, our ceiling began falling apart due to water damage. It took nearly two months for management to address this.
• Water Heater Disaster: When our water heater stopped working, they flooded our apartment while removing it. The flood ruined our floors and multiple personal items. It took days to get a working replacement, leaving us without hot water for over a week. Despite this being entirely their fault, they refused to compensate us or lower our rent, instead telling us to “put it on insurance.”
• Unresolved Mold & Floor Issues: After the flood, I warned them that the water damage would lead to mold if not handled properly. Sure enough, our floors are now molding, and the boards are separating. This is not only dangerous for us, but also for our cats who live here. Breathing in mold can cause serious health problems, and it’s unacceptable that management continues to ignore this risk.
• Water Pressure Problems: Ever since they “fixed” the water heater, our water pressure has been extremely weak. It took weeks for them to send someone, and when they did come, they said they’d follow up but never returned.
• Unauthorized Entry: One of the most disturbing incidents happened when someone—possibly a maintenance worker—entered our apartment without permission while we were not home. They appeared to have been poking around inside, which led me, as a woman, to feel unsafe enough to call the police to clear the apartment. Afterward, we realized one of our two cats was missing. We found him hours later, terrified and hiding. We filed a police report about the incident, but nothing has been done to address it. This level of carelessness, violation of privacy, and lack of action from management is absolutely unacceptable.

Instead of using their resources to take care of renters’ needs and address serious maintenance problems, management seems more interested in throwing holiday parties. Meanwhile, their tenants—and our pets—are left dealing with floods, mold, unresolved repairs, and feeling unsafe in their own homes.

We’ve submitted countless maintenance requests, had discussions with management, provided photos, and even made detailed lists of the problems, yet nothing has been resolved. This place is a complete disaster, and the lack of care or accountability is infuriating. I would not recommend living here to anyone.

UPDATE: Now we have a stranger wandering around apartments, walking up to patios unprompted. I highly doubt they'll do anything about this either, but hey, maybe, just maybe they'll show up.

I'm a current resident here at high river. I believe since the switch in management there's been a noticeable lack of support for reasonable quality of life fixes that any renter should expect to have done. Despite repeatedly asking for our tub to be refinished or otherwise repaired we were 1)blamed for using too harsh a cleaner and when we refuted that victim blaming they then said 2) the owners probably wouldn't go for it as if it were a snack you simply weren't in the mood for. This is the second time in 2 years that we've had issues with the tub and it has been a state of disrepair far far more than it has been in working order. One of the main reasons we chose this apartment was the tub as my partner loves baths and that has not been possible really at all and, unfortunately, the other tub started exhibiting signs of disrepair as well which means we stop taking baths altogether or the damage gets worse. Additionally, you can see a hole in the ceiling of our bathroom that has been there for over a year and aside from mold, which is a pretty significant health risk, no one has even made an effort to repair that. I noticed another review below recently that also complained of a leaking roof and it seems to be a consistent issue as ours was related to the leaking bathtub of the apartment above us. The problem arose after repeated leaks over a series of months after repeated failures to repair the bathtub in the apartment above us.

I've called. I've threatened lawsuits. It doesn't matter. They don't take care for their residents the way they should and I hope you consider what I've presented here. Prior to these issues, I would've consider a review in the 4 range but these continued, repeated issues just keep going.

My son is having issues with a leak in the ceiling on top floor in 820.
The ceiling is falling in. The roofer hasn't come and it's been like this for a right at a week and it's raining constantly.

The staff is great and very helpful! They always work with you because we know life happens and things can change. So I appreciate all the help they gave us and how patient they are. With fixing things they are always will to get it done in a timely manner. So again a vey helpful and friendly staff.

I would like to start off by saying the staff that work on site of this establishment are amazing, but if you have any questions that go above them you are in for a terrible experience, and upper management is little no help. The on site staff keep the property looking amazing and I ask they put cameras around their building.

Also want give a special thanks to Abby and Anna they are always there when you need them.
