I lived at Ava Newport from October 2023 to October 2024, and I cannot emphasize enough:

DO NOT MOVE HERE.

While the location seemed ideal, it did not justify the constant headaches. For two months, I endured a DJ neighbor blasting music until 1 AM. Despite repeated complaints to Avalon’s community service team, nothing was resolved quickly. The townhouse itself was poorly maintained—thin walls, half-painted surfaces, outdated appliances, and shoddy construction.

Parking was another nightmare. My truck didn’t fit in the assigned closed garage, and it took four months of back-and-forth with management to get outdoor parking. Adding insult to injury, they had the audacity to request a raise in rent from $3,700 to $4,200 after the first year while introduced additional monthly parking fees. Upon move out, they took 95% of my deposit on things I opted out for.

I will give credit to a few things: he maintenance staff was great and quick. In addition, some residents were fun and wholesome. This alone does not make up for the mismanagement, lack of quality, and price gouging. This place is a complete ripoff. Save yourself the frustration and look elsewhere.

My maintenance crew at Ava, specifically Paco, is phenomenal. He is on it with any request I’ve ever placed. It’s clear he is knowledgeable in his practice because he is quick to resolve my concerns and explains “the why” when making any adjustments/repairs in a way that makes me feel well taken care of. 10/10 in my book.

We've been with AVA Newport for about 4 years now and enjoy living here. Good neighbors make all the difference and we've been lucky enough to have some good ones. The Office Staff has been really good and we appreciate that. Had a water issue once that had us have to leave for several weeks and they immediately found us a place and did nice work on all the repairs. Maintenance has always responded quick and no issues having them in when I'm not there. Location is good and we walk to a lot of places and get the beach cruisers out a lot for the beach. Will be here for a while!

AVA Newport is top notch exciting with events happening onsite. Their comfortable, secure and clean communities. Also provides the best communication online or in person with the community teams. I enjoy my home!

AVA has been a great place to live the last couple years. We really enjoy having laundry in our unit, and the staff always treats us kindly. The location is perfect, everything we need is in walking distance and the short bike ride to the beach has us never wanting to leave.

We moved here in June and are so happy we did. The staff were so helpful and professional as we worked through moving during COVID, especially Stephanie who ensured everything was in place when we got here. (Keys and handover of apartment all happened through social distancing and strong safety measures). The apartment itself is just what we wanted... spacious, clean and little/no noise at night! The pool is an added bonus and we appreciate the effort the team are going to to allow residents use the pool through a reservation system to be safe. Location is perfect and we're always a quick 5min drive from anything we need.

I lived there for a year. It was great, I genuinely had an excellent experience there. I do want to say however that the maintenance team lead by Jose are my absolute hero’s! They went above and beyond in not just maintaining my apartment but when I was moving both in and out. Seriously next level help that I just could not have expected. So thank you Jose this shoutout is genuinely for you man. You’re my guy and Ava is lucky to have you!
