Recently moved in and the experience has been top notch! Location is amazing, community and amenities are simply beautiful! Carlos the maintenance guy and Scott the community liaison who made the move in process seamless are simply the kindest guys!!! Neighbors are so sweet! Gotta admit sitting on the patio watching residents play on the tennis courts is pretty cool! Super delighted to call this community home!

I wanted to share an update (3 months) since moving in. The Eaves is a little slice of heaven! I saw a recent review about flies, roaches, etc. and I can attest it’s simply not true; people digging in dumpsters is also not true! The team here is very responsive, the grounds are kept beautifully; the gym is awesome! When I have guests, they park across the street which is a hop, skip and a jump from my front door! Anyone looking for a community filled with greenery and luxury simplicity - then I highly recommend taking a look! Loving it here thus far! I’ll leave another update in another 3 months!

I wish I could say good things about Eaves Coast, I really do. But my time there only went downhill during our 14 month term lease.
1. First of all, everything they say about the pests is true. We had a chronic roach problem that started on day 1 and lasted until move out. We filed 20+ maintenance requests over the course of our time at Eaves SC, and had Orkin come on multiple occasions which did absolutely nothing. The only thing that worked were roach traps and spray that they encouraged us not to use. We also had a GIANT wasp nest, spider webs everywhere, chronic flies so you can never open the doors, even on super hot days.
2. There’s no central air, only ONE extremely outdated window unit for a 1000 ft 2BR. It smells like dirty, musty air. Doubtful that the filter has been changed or cleaned ever. There’s only a ceiling fan only in the master bedroom, which made for some seriously hot, muggy summer nights. The heating system is located in the master bedroom only, so you’ll definitely need a space heater for the colder winter months in the main living spaces.
3. I started getting migraine headaches last winter and wasn’t sure of the cause. One day I looked up in my closet and the ceiling was COVERED in black mold, right above my clothes. When I called maintenance, they proceeded to gaslight me by saying “it wasn’t that bad” ‼️‼️ How can mold be “not that bad”?!? We had to move out for 24hrs while they fixed the ceiling. They never fixed the roof so no doubt there is still mold up there. These buildings are from the 90s and desperately need upgrades. And while they are at, they should bomb the place for pests.
4. Homeless people digging in the trash. Even though it’s a “gated” community, homeless people come in constantly and rummage through the trash (behind the gas station). There is absolutely zero security to monitor this. My husband’s parking spot was outside the gate and he’d often find homeless people sleeping near his car.
5. Zero parking. The guest spots are constantly filled so our guests would have to park across the street and walk nearly a half mile to our apartment.
6. The pool is gross and cloudy. It constantly has leaves in it. The jacuzzi was fine. But both were closed for at least 5 months during the winter and opened well after Memorial Day.
7. They charged an expected $175 move out fee For what, leaving? The “move out” fee was on top of a general cleaning fee AND a carpet cleaning fee.
Some redeeming qualities - the location. It’s right next to the 55, 405, and 73 highways. There are lots of great places to eat in the area. Also, Scott from the leasing office was great. Maintenance is fast and comes quickly. The leasing office hosts fun activities with food and drinks about once a month.
Sadly, though, I can not recommend living here. There are literal safety and security hazards. And for $3200/month, you can do much better!!

I’ve been living in this community for over 4 years and it’s been really convenient. Location is awesome since it’s near 3 major highways. Also, when there is an issue in the apartment, when you put the work orders in, Carlos comes within 24 hours to resolve all issues promptly and efficiently. I also love the amenities and that it’s pet friendly.

My guy Fernando Uribe hooked it up! Yesterday I was walking my dog and stopped by his maintenance cart to ask about tape for a loose shower head. Not only did he come back today at the time i told him I'd be home, he came back on his own to ask if I was able to make the temp fix work with the tape, I hadn't had a chance yet so he goes i got you sir. I put the maintenance request in and he not only fixed my shower head, he repaired the bottom part as well. Now i have a brand new shower setup and Im very happy with the great service Fernando provided, true professional!

I could not believe my eyes at the condition of unit A-107 (1BR/1BA) I just toured. How can they open up for a tour in this condition?
I tried a different building APT D-102 (1 BR/1BA) and it had rat droppings in the bedroom; pretty sure I just ran into a rat; I noped out of there. Pics were taken 5-10 minutes ago myself.
The one 1 star review from 4 years ago talked about the roach problem here, and after this tour I’m staying far away from this complex ?. Scheduled self-tour with the AI assistant & by the smell & conditions of the units, it’s pretty clear this place is not managed well. Quoted $2360-$2430/mo. for 1BR units ?

We moved from a great bungalow style one bedroom at AVA Newport to eaves South Coast, and could not be happier with our new two bedroom apartment. It's a very spacious and open floor plan, and we love the cathedral ceilings! We also appreciate having a full size washer and dryer in unit. Two balconies!! We've been enjoying relaxing on the larger one with our comfy chairs and plants.
It's like living in a park with all of the trees and grass, and the birds! Our dog loves his walks throughout the complex without having to leave the property. Everyone cleans up after their dogs so it's very clean, green and well maintained. The rolling landscape and swales for stormwater drainage give the property character, and help prevent problems. It's great to have additional resources like the tennis and basketball courts, and billiards table.
The staff has been so helpful throughout the moving process. We knew David Parker from his time at AVA Newport, and immediately felt comfortable knowing he was here. Geordi Darby is a great new addition to the team, and has been on top of everything to help make our move as smooth as possible.
We have lived in Avalon Communities for 13 years, in two different buildings/styles of apartments, and this is our third. We have always had great service from the teams, and they promptly take care of any issues of concern. I have never experienced bugs at either of the other two apartments. We did have an occasional rat or mouse at the last location, but that was due to the patio being adjacent to an alley with trash cans. We kept our patio clean and free of anything that would make them feel welcome, which is necessary any time you live in densely populated areas and close proximity also to wetlands, etc.
I really appreciate the care provided by the Avalon Communities, and anticipate having no issues here at eaves South Coast!

Pleasant experience with eaves so far. Mostly quiet community where people tend to mind their business. Helpful and friendly staff (Scott and Maggie) onsite to listen to questions and issues, and always try their best to find the answers or solution. Nice upstairs lounge/clubhouse and 24-hour fitness center that doesn't get crowded. Parking isn't ideal if you have guests, as it is VERY limited, but the property is gated, so there is a some feeling of security. eaves sends out community-wide messages for treats like Coffee and Donuts, which is a nice touch. WiFi is included in the cost of rent, so that's one less utility to worry about.

Great place to live but management can only meet if you make an appointment and they don’t even work the full week so it’s not very convenient for tenants to get attention on demand. Pedestrian gates are broken consistently so a lot of unwanted people come into the property and there’s no security cameras installed at all which is not ideal since theft is quite common. Maintenance team is great though and very responsive especially Carlos Lopez.
